How do I use Brick & Bolt's construction cost calculator?

Enter your plot size, city, number of floors, BHK, balconies, and parking spaces. Then click Calculate Your Cost. Your estimate appears instantly across all four packages.

Is this construction cost calculator free to use?

Yes, Brick & Bolt's house construction cost calculator is completely free. No signup, no payment, and no hidden charges are required. You can use it as many times as needed.

How accurate is the construction cost estimate?

The estimate is based on current per-sqft rates for each city and package tier. Actual costs may vary due to site conditions, design complexity, or material price changes. For a precise quote, speak with a Brick & Bolt advisor.

What inputs do I need to calculate house construction cost?

You need your plot size, city, number of floors, BHK configuration, number of balconies, and car parking spaces. Each input affects your total cost estimate. All inputs can be changed to run different scenarios.

What is construction cost per sqft and how is it calculated?

Construction cost per sqft is the total build cost divided by the total built-up area. Multiply your built-up area in sqft by the per-sqft rate for your chosen package. The calculator does this automatically for every package tier.

What is the difference between Basic, Classic, Premium, and Royale packages?

Each package uses different grades of material for concrete, steel, masonry, and finishing. Basic suits standard budgets. Classic, Premium, and Royale progressively include higher-grade brands and specifications. See the comparison table on this page for full details.

Why does construction cost vary by city?

Labour rates, material prices, and transportation costs differ across cities. Tier-1 cities like Bengaluru and Hyderabad typically have higher per-sqft rates. The calculator adjusts estimates based on the city you select.

What is the average house construction cost in India per sqft?

Across India in 2026, residential construction costs range from ₹1,940 to ₹3,990 per sqft depending on quality tier and city. Brick & Bolt's Basic package starts at ₹1,940 per sqft. Select your city and package to see your specific estimate.

How Construction Cost Per Sqft is Calculated in India

The basic formula used in every house construction cost calculator is simple. Understanding it helps you use the calculator more accurately.

Total cost = Built-up area (sqft) x Construction rate per sqft

Your built-up area includes all floors, walls, balconies, and utility spaces. It does not include land cost, compound walls, or interior work. The per-sqft rate changes based on city (labour and material prices vary by location), package tier (Basic to Royale use different material grades), and number of floors (each floor adds cost incrementally).

The per-sqft rate in this calculator reflects current market rates. It is updated regularly to stay accurate. Brick&Bolt verifies these rates across active projects in all served cities.

Breakdown of What Goes Into the Per-Sqft Rate

For any residential project, the construction cost per sqft typically splits across four categories.

CategoryShare of Total CostWhat It Covers
Materials55 to 60%Cement, steel, bricks, tiles, paint, fixtures
Labour25 to 30%Masons, carpenters, electricians, plumbers
Design and Planning5 to 8%Structural drawings, floor plans, approvals
Overhead and Supervision5 to 10%Site management, quality checks, insurance

Key Factors That Affect House Construction Cost

Plot Size and Built-Up Area

Larger plots spread fixed costs across more area. This lowers cost per sqft on bigger builds. Smaller plots have a slightly higher effective rate.

Number of Floors

Each additional floor adds roughly 1.5 months to the build. It also adds proportional material and labour cost. Ground floor cost is highest per sqft. Foundation and slab work are concentrated there.

City and Location

Tier-1 cities like Bengaluru, Chennai, and Hyderabad have higher construction costs. Labour rates and material logistics drive this. Smaller cities have lower per-sqft rates.

Foundation and Soil Type

Soft or black cotton soil needs deeper foundations. This adds 5 to 10% to your base cost. The calculator uses a standard foundation assumption. Your site may need more or less depending on the soil report.

Number of Wet Areas

Kitchens, bathrooms, and utility rooms cost more per sqft than dry living spaces. A home with six bathrooms costs more per sqft than one with three. The BHK and floor plan both affect this.

Material Grade

Moving from Basic to Classic typically adds 7 to 8% to total cost. Moving from Classic to Premium adds roughly 16%. The Royale package is generally 36% above Classic.

Balconies and Parking

These are calculated separately in the estimator. Balconies are charged at 60% of the main built-up rate. Parking is billed at a flat per-bay rate.

Understanding Package-Wise Estimates from the Calculator

Basic Package

Standard-grade materials across all categories. Suitable for rental properties or highly budget-focused builds. The concrete, steel, masonry, and finishing brands are entry-level but structurally sound.

Classic Package

The most popular tier. Balances cost and quality well. Includes branded materials with better specifications than Basic. Recommended for primary homes where durability matters but budget is a priority.

Premium Package

High-grade materials across all structural and finishing categories. Suitable for owner-occupied homes where long-term quality and finish matter. Uses stronger-grade steel and higher-quality concrete.

Royale Package

Top-tier specifications throughout. Premium imported and branded materials for luxury builds. Designed for homeowners who want the best finish with no compromises on materials.

City-Wise Construction Cost Reference for India

Every house construction cost calculator must account for city-specific rates. Construction cost per sqft varies meaningfully across cities. Here are broad planning ranges for residential builds at Classic package level in 2026. Use the calculator above for your specific city and package tier.

CityClassic Rate (approx.)Key Cost Driver
BengaluruRs 2,070 to Rs 2,200/sqftHigh skilled labour rates, imported material logistics
HyderabadRs 1,980 to Rs 2,100/sqftModerate labour, streamlined GHMC approvals
ChennaiRs 2,000 to Rs 2,150/sqftStrong local material supply, skilled mason availability
PuneRs 1,960 to Rs 2,080/sqftGrowing market, competitive labour rates
MysuruRs 1,940 to Rs 2,050/sqftLower logistics cost than Bengaluru
Delhi NCRRs 2,050 to Rs 2,200/sqftHigh labour demand, northern material supply chain

Why Costs Differ Across Cities in the Construction Cost Calculator

Labour rates vary by city and skill level. Metro cities pay 15 to 25% more for skilled trades. Material freight adds cost in cities far from production hubs. Cement and steel prices shift accordingly. Approval complexity affects design costs. BBMP in Bengaluru is more complex than some other jurisdictions. Local soil conditions affect foundation depth and cost. Some cities have more challenging geology.

How to Read Your Floor-Level Cost Estimate

Built-Up Cost

This is the main structural cost for that floor. It covers foundation work (ground floor only), RCC columns and beams, walls, plaster, and flooring, doors, windows, plumbing, and electrical, and finishing work across the floor.

Balcony Cost

Balconies are charged at a reduced rate. Typically it is 60% of the main built-up sqft rate. Two 50 sqft balconies on a floor add 100 sqft at the 60% rate.

Parking Cost

Car parking is billed at a flat rate per bay. The calculator adds this as a separate line when you select parking spaces. Covered parking costs more than open parking.

Floor-Wise Cost Contribution

Ground floor typically costs more per sqft than upper floors. This is because foundation work, plinth, and slab formwork are concentrated there. Upper floors skip the foundation portion. First floor runs at approximately 85 to 90% of ground floor rate. Second floor runs at approximately 80 to 85%. Each additional floor reduces by roughly 5% per floor.

What the House Construction Cost Calculator Does Not Include

Brick&Bolt's house construction cost calculator estimates the structural build only. These items are not included in the estimate and should be budgeted separately: land cost, compound wall, borewell (typically Rs 1.5 to 3 lakh depending on depth and casing), water sump and overhead tank (Rs 40,000 to Rs 1.5 lakh depending on capacity), electricity and water connection fees, approval fees (BBMP or equivalent plan approval and completion certificate), interior work (modular kitchen, wardrobes, furniture, false ceilings), landscaping and external development, and design fees if you bring your own architect outside of Brick&Bolt's scope.

A useful rule of thumb: add 15 to 25% to the structural estimate. This covers all exclusions for a complete home budget.

How to Reduce House Construction Cost Without Cutting Quality

Finalise Your Floor Plan Before Structural Design Begins

Every design change during construction causes rework. A finalised plan saves 5 to 10% in avoidable rework costs.

Align Wet Areas on Stacked Floors

Stacking bathrooms and kitchens on G+1 and G+2 homes reduces plumbing run lengths. Shorter runs cut material cost and speed the build.

Use Standard Tile Sizes

Non-standard tile sizes require custom cutting. This increases wastage by 10 to 15% and adds labour time. Standard 600x600 or 800x800 tiles are consistently cheaper to lay.

Fix Electrical and Plumbing Points Early

Late changes to electrical and plumbing points after walls are plastered require hacking and rework. Finalise all outlet positions before plastering begins.

Choose Mid-Range Branded Materials Over the Cheapest

The cheapest materials often fail within 5 years. Mid-range branded materials in the Classic tier last 20 to 30 years. Maintenance costs stay low. The upfront saving from going cheaper is almost always spent on repairs.

Do Not Change Structural Elements After Approval

Structural changes post-approval require re-submission. This adds cost, time, and approval fees. Get the structural design right before plan submission.

Use ESCROW-Secured Payments

Contractors paid upfront are less accountable for quality. Brick&Bolt's ESCROW model releases funds only after each milestone passes a QASCON® check. This protects against material substitution and shoddy work.

How to Use Your House Construction Cost Calculator Result to Plan Better

Compare Packages Side by Side

Classic to Premium costs Rs 3 to 5 lakh more for a standard home. Decide if the material upgrade fits your budget and use case. For rental builds, Classic is usually sufficient. For owner-occupied primary homes, Premium often pays back through lower maintenance.

Add 10% Contingency

Most builds run 8 to 12% over initial estimates. Small design changes and material price shifts cause this. Build the contingency into your total budget before you start.

Account for All Exclusions

Add compound wall, borewell, sump, interior work, and approvals to the structural estimate. Use the Rs 1 lakh per 100 sqft rule of thumb for basic interiors.

Get a Site-Specific Quote Before Booking

Talk to a Brick&Bolt advisor after using the calculator. They will assess your site and give you an itemised BOQ. No advance is required. Payment is ESCROW-secured and milestone-based.

Typical Construction Timeline by Configuration

Time is money in construction. A house construction cost calculator gives you the cost. But timeline directly determines how much that cost stays stable. Longer timelines mean higher labour costs, more supervision days, and greater material price inflation risk mid-project.

Project TypeTypical DurationKey Variables
G+0, 600 to 800 sqft4 to 5 monthsSimple design, standard soil
G+0, 1,200 to 1,800 sqft5 to 6 monthsMore floors and wet areas
G+1 home7 to 9 monthsFoundation plus two-floor structure
G+2 home10 to 13 monthsThree floors, more MEP coordination
G+3 and above14 to 18 monthsComplex structure, more approvals

How Delays Increase Your Build Cost

A 2-month delay on a Rs 50 lakh project typically adds labour idle time of Rs 40,000 to Rs 80,000 depending on crew size, material price inflation of 1 to 3% per quarter on steel and cement, and supervision extension of Rs 20,000 to Rs 40,000 per month.

Brick&Bolt's No-Delay Policy is designed to prevent this. The QASCON® system tracks every stage milestone. Delays are flagged before they compound.

Best Months to Start Construction in Bengaluru and South India

October to February is ideal. Dry weather, consistent material supply, no monsoon disruptions. March to May is good, with some heat-related concrete curing adjustments needed. June to September is manageable but needs careful scheduling. Monsoon affects curing time and site access. Waterproofing stages need close supervision.

Starting before the monsoon means your slab and structure are complete before the rains. Starting in monsoon requires more waterproofing care but is not a blocker.

Common Mistakes in Construction Cost Estimation

Using Carpet Area Instead of Built-Up Area

Carpet area is always smaller than built-up area. Using it in your estimate undercounts the true construction area by 15 to 25%. Always use built-up area when applying a per-sqft rate.

Ignoring the Number of Floors in the Rate

Many online calculators give a single per-sqft rate regardless of floor count. Upper floors do cost slightly less per sqft than the ground floor. But a G+2 home has three slabs, more columns, and more MEP runs. The total cost is significantly higher than a single-floor calculation suggests.

Not Accounting for Soil and Foundation Variation

Black cotton soil and soft soil need a deeper, reinforced foundation. This can add Rs 2 to 5 lakh to the base estimate on a standard plot. A soil report before design finalisation prevents surprises.

Leaving Out Government and Approval Costs

Plan approval, completion certificate, and connection fees are not small. They typically total Rs 80,000 to Rs 2 lakh depending on plot size and number of floors. These are not in the structural estimate.

Changing the Design Mid-Construction

A single structural wall change after foundation work costs Rs 30,000 to Rs 80,000 in rework. Multiple changes can easily add 10% to total cost. Finalise the design completely before work starts.

Paying Large Advances Without Milestones

Contractors paid upfront have less incentive to maintain quality or timeline. An ESCROW-secured, milestone-based payment structure ties each payment to a verified stage. Brick&Bolt's model works this way. No stage gets paid until it passes a quality check.

QASCON® Quality Checks and Their Effect on Long-Term Cost

What QASCON® Covers

A house construction cost calculator tells you what to budget upfront. QASCON® protects that budget by preventing rework costs later. Brick&Bolt runs 470+ quality checks on every residential project. Each check covers a specific stage of construction. Every check is documented in a report. It is shared via the real-time tracking app. You can see what was checked and what passed. Every correction is logged by floor and by stage.

Waterproofing Checks

Poor waterproofing is the most common cause of post-construction repair costs. QASCON® checks waterproofing at terraces, wet areas, and basements. Getting this right saves Rs 1 to 5 lakh in repair costs within 5 years.

Structural Concrete and Steel Checks

Correct concrete mix and steel grade at the right stage directly determine structural life. QASCON® verifies both before and after each pour. This prevents structural repairs, which are the most expensive of all.

Electrical and Plumbing Checks

Wrong wire gauge and undersized plumbing risers are invisible during construction. They cause recurring problems after handover. QASCON® checks both before walls are closed. Fixing these after plastering is expensive and disruptive.

Finishing Quality Checks

Tile laying, plastering, and paint application affect both appearance and durability. QASCON® checks all three at each floor before sign-off. A poor tiling job needs full replacement within 3 to 5 years.

Get a Site-Specific Build Plan After Using the Calculator

Getting an accurate estimate from a house construction cost calculator is only step one. The next is choosing the right construction partner.
